Demographic/Site Selection Services
Our Site Selection process begins with a comprehensive analysis of demographic, labor, economic, competitive and infrastructure resources to determine the best possible relocation/expansion area. It concludes with an exhaustive search to identify all existing and/or developable real estate sites in the communities identified.
Our research team analyzes detailed demographic information based on numerous variables, including population breakdowns by age, race, sex and marital status. We also look at population trends including current area growth and migration rates. Additional variables include:

In addition, we access a variety of commercial lifestyle and population profiles to assist companies with identifying target lifestyle types. Once completed, we provide our clients with the raw data, as well as our analysis and a variety of geographical representation models, to assist companies with the interpretation of demographic data.
Our detailed Economics/Labor study includes analysis of area labor pools, including unemployment rates, underemployment analysis, labor force size, and earnings by industry. Additional variables include employee wage rates, occupational employment trends, and industry employment trends. We assist companies in identifying untapped labor pools within areas by analyzing the labor force. We also look at the average area commute times, as well as populations typically under-identified by standard employment surveys. Our research team will also identify economic trends that may impact your firm’s business within that geographic area.
Financing & Economic Development Opportunities
An important part of our analysis is identifying and comparing financing and economic development opportunities in the targeted areas. We identify grants, training programs, tax abatements, low-interest loans and other economic incentives on the state, county and municipal levels, and prepare comparative matrices to assist the client with evaluating economic development incentives.
NAI assists clients in determining the impact of relocation upon their existing employees through corporate questionnaires, assessment of changes in drive time, and GIS mapping of current employee locations. We further determine the impact of relocation on employees by business segment and/or employment status.
Natural Disaster & Severe Weather Analysis
During our process we identify area earthquake movements, tectonic movement propensity, hurricane propensity, annual average temperature, mean number of clear days, mean number of days with precipitation, and mean number of snow days.
Quality of life issues are key to finding quality, productive labor pools. Our research examines crime rates, annual minimum and maximum average temperatures, the number of heating or cooling days per year, percent of possible sunshine, mean sky cover, mean number of clear days vs. snow or precipitation and snowfall. We also analyze and compare the availability of area entertainment, restaurants, education, shopping and medical facilities.
NAI conducts a thorough analysis of competition in the area to identify major competitors and assess the potential for market cannibalism. We identify and evaluate competitors based upon SIC codes, company size, corporate or site revenues and many other variables.
